ENTRANCE TO COACH HOUSE AND PARKING AREA is off the
main road through Newland. When travelling from the Monmouth direction,
turn left immediately after the red telephone box (which is on the
right) and before you reach The Ostrich Public House.
PUBLIC TRANSPORT from Newland this is not daily -

There are regular services from Coleford, which is 1.5 miles away.
ON-SITE PARKING - each cottage has two car parking
spaces allocated to it within 6 metres of each cottage gate. The
tarmaced parking area slopes towards the main road.
LUGGAGE - I am happy to assist with getting your
luggage from your vehicle into the cottage.
ENTRANCE TO COTTAGES - from the parking area to the
cottage gate, there are no steps to negotiate. Once through the
gate, the yard is laid out to thick gravel. The distance from the
gate to the front door of Cottage 1 is 5.5m and from the gate to
the front door of Cottage 2 is 20m. The front door is reached by
a flag stone step and then a built up step to the front door which
is 16 cm high. The width of the front door is 76cm. The threshold
of the front door is raised and is not flush with the top of the
step.
DECORATION - throughout the cottage, the walls are
painted gardenia (light cream) and the door frames and skirting
boards are stained light oak.
GROUND FLOOR ACCOMMODATION - the front door leads
into a small reception hall with coat hanging (lit by 60 watt bulb)
and stairs to the first floor. A glazed door 70cm wide leads into
the sitting room. A further glazed door (70cm wide) leads into the
kitchen/dining area. This area has double glazed doors to the court
yard and one step of 20cm onto the gravel.
SITTING ROOM - there is one 2 seater and one three
seater settee, and one higher level cane arm chair. The centre light
piece contains three 60w bulbs. There are two reading lamps each
containing a 60w bulb on low tables. The television is equipped
with the Sky basic package, so subtitles are available on most programmes.
Please ask if you wish me to set this up for your arrival. There
is a video recorder. The sitting room in Cottage 2 is particularly
spacious.
KITCHEN - the oven with grill, dishwasher and washing
machine are at low level and there is a cordless kettle. The dining
facilities consist of a pine farm house table and 6 pine high backed
chairs. The kitchen area is equipped with 4 Halogen bulbs in the
ceiling and four halogen lights under the top units to light the
work surfaces. In the dining area, there is a central light fitting
with 3 x 60 watt bulbs and a wall light with 1 x 60 watt bulbs (Cottage
1) or 2 x 60 watt bulbs (Cottage 2).
STAIRS TO FIRST FLOOR - there are 3 angled steps
and then, 9 steps to the first floor. There is a banister on one
side of the stair case adjacent to the 9 steps. There is a 100 watt
bulb over the stair well, a central light fitting with 60 watt bulb
on the landing and a table lamp on a low table (60 watt).
BEDROOMS - Both cottages have a double room. There
is access at either side of the double bed. The double rooms have
a bedside cabinet/shelf at either side of the bed with energy saver
bulbs equivalent to 60 watts and a central light with a 60 watt
bulb. Cottage 1 has a small twin room with access to each bed on
one side only, and a bunk room with 2 bunks with access on one side
only. Cottage 2 has one small twin room with access to each bed
via one side only and a large twin room with access on both sides
of each single bed. All bed rooms have bed side cabinets with a
low energy 60 watt equivalent bed side light, and dressing table
with table lamp (60 watt bulb) and stool. If you need the bulbs
upgrading, please ask at time of booking. All upstairs door ways
are 70 cm wide except for the twin room in Cottage 1 (64cm wide)
and the double room in Cottage 2 (64cm wide).
BATHROOM - Both cottages have one bathroom with lavatory,
basin, bath and electric shower above the bath. The central light
in the bathroom is 100 watts and there is a shaver light over the
basin mirror.
MOBILE PHONES - reception on the Vodaphone and O2
networks is good. Orange can be accessed from the car parking area.
It should be assumed that other networks will not be accessible.
SERVICE DOGS - are welcome but should not be permitted
to sleep on beds or climb on furniture including settees.
